Planning for Home Maintenance - Homeowners - Haring Realty

In business, preparation is the key to success. When it comes to owning a home, preparation is the key that keeps things in top shape. Your home is a valuable investment, and it's imperative that you plan ahead for maintenance. For exceptional results, our REALTORS® recommend planning for the following tasks, so they don't fall through the cracks.

  • Moving In
    If you have recently purchased one of the Galion homes for sale that caught your eye, you'll want to deep clean the home before you unpack. With the house empty, you have the opportunity to steam clean the carpet, as well as clean the walls and baseboards, without any furniture in the way. You should also change the HVAC filters and familiarize yourself with the water, gas, and electric controls. It's also a good idea to test the fire, CO, and radon alarms (if present) and change the locks.

  • Monthly Tasks
    Plan to replace your HVAC filters every 30-60 days. If you have a water softener, you should plan to clean it and replenish the salt as required. We also recommend checking the T&P valve on the water heater every month, cleaning vents and heat registers, and thoroughly cleaning your garbage disposal.
  • Winter Tasks
    With winter in full swing, it's a good idea to stock up on salt/sand, check the snow blower, and make sure you have a snow shovel handy. If you have pets, be sure to use pet-friendly salt on your driveway and walkways. You'll also want to regularly inspect for icicles and ice dams forming on the roof or gutters. If you haven't already, ensure your pipes are properly insulated.

  • Spring Tasks
    When spring arrives, you'll want to get a head start on cleaning and maintenance. Start by inspecting the roof for damaged shingles, tiles, gutters, etc. It's also a good time to remove debris from the yard, thatch and seed the grass, and mulch the flower beds. We also recommend scheduling HVAC maintenance and other interior spring cleaning tasks you want to accomplish. Finally, when you're confident the cold weather is behind us, give the exterior a thorough cleaning and turn on the sprinklers and water features.

  • Summer Tasks
    You'll want to keep a close eye on sprinklers, foliage, and trees and keep the grass fertilized and watered. Keeping these in good condition prevents damage to landscaping. Inside the home, you should watch for leaks, cracks, insects, etc. And, if you're planning to renovate your home over the summer, we recommend making those plans as early as possible because summer is usually the busiest time of year for most contractors. 

  • Fall Tasks
    When fall rolls into the forecast, it's a good idea to winterize your home and garden. You will want to follow manufacturer-specific recommendations for HVAC systems and other appliances. Outside, you'll want to rake up the leaves, trim flower beds, cover the air conditioner, and ensure that the roof, gutters, and drains are cleared of debris. Make sure to winterize your sprinkler system and any water features. Finally, seal any cracks or gaps around windows, within masonry, or beside doors with the appropriate caulk or weatherstripping.
