Summer is an exciting season filled with fun activities. Our REALTORS® compiled these tips to help you get rid of mosquitoes.

  1. Install Fans to Blow Them Away
Mosquitoes are tiny and weak. They cannot withstand a strong breeze. Therefore, installing outdoor fans is an excellent remedy to keep them at bay. It will also make you and your guests more comfortable since you'll need the fresh cool air.

If you're searching for ways you can reduce your environmental footprint, protect the ecosystem, and save money at the same time, then the following are five home features our REALTORS® recommend taking a look at as you consider upgrades for your home.

These will most certainly help your home stand out in the field of Mansfield and Ashland homes for sale when you go to put your home on the market.

Controlling Landscaping Weeds - Homeowners - Haring Realty

The ideal for a garden or lawn does not include pesky weeds, which, if allowed to go unaddressed, can crowd out your cultivated plants, take up fertilizer and water, and leave you with a landscape far from your plan.

No doubt you're in love with that home you bought from among Mansfield and Ashland homes for sale, and you want to improve it, inside and out. Springtime is, of course, prime time for cultivating your garden and creating a healthy-looking lawn. Among other tasks, that means keeping weeds out.

Organize Your Garage - Homeowners - Haring Realty

A new home is a blank slate. That said, our REALTORS® know how hard it can be to get organized when moving into a new home. Most garages end up being junk purgatories where items that don't yet have storage space end up. Unfortunately, this leads to garages getting cluttered almost to the point where you can't use them for their intended purpose—to park your car.

Every April 26 is dedicated to proper planning, cleaning up, and decluttering. It's a great time to get some spring cleaning done on Get Organized Day. Here are some tips to help you clear the clutter after you've found a house among Mansfield or Ashland homes for sale.

Renovation Costs - Home Improvement - Haring Realty

Whether you're buying a home or fixing up a home you've lived in for many years, our REALTORS® know just how quickly the cost of renovations can rise through the roof. Fortunately, there are some things you can do to ensure your renovation gets done without breaking the bank.

2022 Home Improvement Trends - Haring Realty

If you've been searching through the long list of amazing Mansfield and Ashland homes for sale, you've probably already noticed that each one is chock-full of unique designs and amenities. It may not take long, however, before you're ready to add something extra to your new or existing home.

Let's take a look at a handful of home improvement trends for 2022 and beyond.

  1. Multi-Functional Room
A big trend that's been happening over the past few years and will continue into 2022 is creating a multi-function room. This is where you basically take a single room, and instead of using it solely as an office, guest room, or other such function, you combine two or more aspects. This means you can create a sweet movie and gaming room but also stick a desk in the corner so that it doubles as a home office.

Get Ready to Sell in 2022 - Haring Realty

Are you planning to sell your house this year to take advantage of the seller's market? That's a great idea, but our REALTORS® would like to call your attention to a few things you will want to address before you do. Mansfield and Ashland homes for sale are certain to bring healthy profits to the sellers, but maximizing those profits is still important. Here's how that can be done:

  • Forgo unnecessary upgrades
In more competitive markets, sellers often invest thousands of dollars in renovations in the hopes of making a greater profit. At this point, sellers are better off making minor upgrades such as new paint than major remodels. Focus instead on presenting a clean and welcoming environment by eliminating clutter and personal items. You still want potential buyers to easily imagine their own belongings in the home rather than yours. But instead of paying an interior decorator to stage your home, remove photographs and add some houseplants to make their first impressions inviting.

Appliance Upgrades - Sell a Home - Haring Realty

Modern appliances offer many features and options that can enhance your comfort and reduce your monthly utility bills. While appliances require a significant investment, many will pay for themselves in terms of comfort and resale value. When you're considering which appliances to add to your home, the following are some that our REALTORS® recommend because they will give you the biggest bang for your buck.

The Best Investments

  • Refrigerators
French doors and built-in water/ice dispensers will woo prospective buyers who step into your kitchen. These aren't just trendy options within Mansfield and Ashland homes for sale; they are necessities for modern comfort. You will want to choose a refrigerator that is easy to organize and features plenty of storage space. And, while pricier, high-efficiency refrigerators that offer WiFi connectivity are the perfect addition to the 21st century Smart Home. These will not only reduce your monthly utility bills, but they will also make it easier to shop, store, and prevent spoilage of your groceries.

Hosting a Garage Sale - Sellers - Haring Realty

Moving presents the perfect opportunity to get rid of unwanted or less-used items. And while you could easily donate, trash, or recycle those items, hosting a garage sale is an excellent way to pare down your possessions and earn some extra cash at the same time. Plus, you'll spend a lot less time packing and save money by not having to pay for transporting things that are going to add clutter to your new life. Now you just need to figure out how to make a profitable and hassle-free garage sale. Our REALTORS® are here to help you with the following tips.

  • Decide What to Sell
Your first task when planning a pre-move garage sale is to sort and organize your unused items. Go through all the items in your closets, cabinets, attic, garage, basement, shed, and other dark corners. Assess their financial, practical, and sentimental value and set aside for sale things that are in good conditions but don't serve a purpose in your life. If an item is broken, dirty, or not in working order, then toss it.

Trees That Increase Property Value - Haring Realty

Our community has been blessed with many exquisite mature trees, some of which have gracefully shaded our towns for more than a hundred years. Many of the most beautiful Mansfield and Ashland homes for sale boast the majestic beauty of giant white ash trees or red oaks. As you seek to add value to your property, investing in trees is a wise option. But before you buy, there are some important options to consider, from what you plant to where you plant it. This handy guide may help you begin:

  • Northern Red Oak
These magnificent beauties will grow at least 2 feet each year for at least 10 years. At their full maturity, they will reach a height of at least 60 feet offering a canopy of shade about 45 feet in diameter. It should reach a height of about 20 feet in 10 years. It loves direct sunlight and tolerates drought, although it thrives in moist, well-drained soil. Since its roots will readily tolerate compacted earth, it is often the choice for newly constructed homes. Blue jays and squirrels may put up a fight over the tastiest acorns.

Since the COVID lockdowns began last year, almost half of U.S. employees shifted to remote work. The dining table was fine for some time. Deck Maintenance - Haring Realty

The march toward summer is well underway, and it's time to turn your attention to the deck outside your home. As the weather warms up, our REALTORS® know the deck is one of the first things prospective buyers of Mansfield and Ashland homes for sale will look at as their thoughts turn to summer BBQs and time with family and friends. If your deck needs an overhaul, you'll want to act quickly before local contractors run out of time to do the work for you.

  • Start with a Wash
Dirt, dust, and grime can obscure the true condition of your deck. Watch the weather for a sunny, wind-free period to give your deck a good scrub and a deep clean with soap and a powerwasher. Make sure to follow instructions and keep the powerwasher at a safe distance from the wood to avoid scoring and damaging it. If you come across any stubborn stains or debris stuck in crevices, a stiff brush and a putty knife can usually remove it.

Contractor Questions - Homeowners - Haring Realty

Your home is more than a place to live; it's an asset you want to protect. Whether you're remodeling a room, building an addition, or simply changing an appliance out, our REALTORS® strongly advise all of our clients to vet and question any potential contractor thoroughly. Asking the following five questions will help ensure that the contractor you hire will get the job done efficiently and to the highest quality standards.

  1. Are You Licensed & Insured?
Never hire a contractor that isn't licensed and insured. Licensure helps ensure the contractor will adhere to all building codes, fire codes, etc. It is more than an indication that they have sufficient knowledge of their trade to perform the necessary tasks. Additionally, never hire a contractor that isn't insured. If something happens and the contractor doesn't carry insurance, you could end up footing the bill for injuries.

Front Yard Makeover - Haring Real Estate

Spring brings warm sunshine that motivates people to get outdoors. It's the perfect time to buy or sell a home and make that move you've been dreaming about. If you're considering a change this spring, our REALTORS® at Haring Realty can help you with selling your existing home, as well as searching for Mansfield and Ashland homes for sale that fit your lifestyle and financial goals.

Whether you're a buyer or a seller, one thing that's important to any home is great curb appeal. That means having a front yard that's picture-perfect with a well-maintained landscape. With spring just around the corner, it's time to give your front yard a makeover that deserves attention.

  • Lush Green Grass
Winter can leave your lawn with patches of missing grass, weeds, and pests. With a little effort, you can fix a lackluster landscape and give your front yard a whole new look. Building a lush, green lawn starts with getting rid of weeds, then adding new turf or grass seed and good fertilizer. Water lightly each day until the grass is about 2-3 inches high, then mow the lawn weekly or bi-weekly on a regular schedule.

6 Things That Could Decrease Property Value - Haring Realty

Your home is as much an investment in your comfort as it is your financial future. Over the years, you'll make changes and alterations to your home that reflect your tastes and interests. However, our REALTORS® have seen time and time again situations where homeowners have gotten a little too comfortable. And, in the process, decreased the curb appeal and market value of their home. As you consider all the changes and alterations you can make, the following are six we strongly advise against.

  1. Skipping Quality Paint
Saving money on the interior and exterior paint is penny wise but pound foolish. You will save money when you buy it, and you'll save even more money when you paint the walls yourself. However, low-quality paint doesn't last as long as more expensive options. And a professional installer will make sure the coats are even and that the finished paint job both protects your home and creates a durable, long-lasting finish that won't peel, fade, or fall away.

Home Projects for Sellers - Haring Realty

Are you getting your house ready to sell? Making it look its best doesn't have to mean expensive, time-consuming updates and renovations. Here are five easy projects our real estate agents recommend. All of them are things you can do yourself, and that will make a substantial difference in how well your house shows.

  1. Showcase the front door. First impressions are important. Curb appeal is great, but it's when a potential buyer walks up to the front door that they start paying attention. Make your front door shine by power washing to get rid of dust, dirt, and cobwebs. Add some finishing touches by laying out a new welcome mat, replacing old, unsightly house numbers with something more attractive and modern, and adding a strategically placed planter or two.

Colors of the Year - Homeowners - Haring Realty

Major paint companies and color experts have once again announced their colors of the year. They're expected to be the top shades in design, and many reflect what we're looking for in the new year. Some are vibrantly optimistic, while others are soothing.

The following are some 2021 colors of the year, and our REALTORS® suggest ways you can incorporate them into your home.

  • HGTV Home by Sherwin-Williams – Passionate HGSW2032
The color palette for 2021 will be all about vibrant colors, according to Sherwin-Williams. The company's Passionate HGSW2032, a rich, bold red, is its 2021 color of the year. It can create a backdrop for neutral furniture paired with accents inspired by nature. Or pair it with a vivid blue or green for a more vibrant look.

Home Gym Set-Up | Haring Realty

COVID-19 has presented us with many challenges this year, and one of them is figuring out the best way to workout safely. Even as gyms have reopened, millions of people are still reluctant to take the chance as social distancing protocols remain in place. To further complicate matters, getting out for a quick jog in the middle of winter isn't always the most comfortable way to burn calories.

It's no wonder the home fitness industry has exploded this year, as several innovative products have hit the market. While a lot of these products come with a big price tag, there are simple ways to set up a gym on any budget. As more and more people look for ways to workout from home, our REALTORS® thought it'd be helpful to pull together some tips for setting up your own home gym.

  1. Determine your fitness goals
Before you can decide what equipment you need, it's a good idea to identify your fitness goals. Think about what you're trying to accomplish: weight loss, muscle gain, strength, or endurance? Once you've identified your training style, you can figure out what weights and machines are best suited for your home gym.

DIY or Pro - Home Remodeling - Haring Realty

Spending more time at home gives everyone a bit of a home improvement bug, and that's never a bad thing. But if you've been watching home makeover shows, your vision of the process may not match reality. Many small and mostly cosmetic projects are DIY-friendly. But there are times when you'll need to call in the professionals for safety and legal reasons. Our REALTORS® want your remodeling project to go off without a hitch, so we'll help you sort out which projects you can tackle on your own and which need to be done by the pros.

  • Make A Splash
Plumbing-related repairs and updates should be approached with caution, but several are DIY-friendly. It may be the first time you locate the shut-off valves in your home, and this can be crucial information in case of a leak or break in your pipes. Changing plumbing fixtures, including installing a toilet, can be done by a careful homeowner and can take years off the look of a room.

If you're looking to add a freestanding bidet or an outdoor sink, however, you should leave that to a professional plumber. Re-routing existing pipes or installing new ones can get tricky fast. Any project involving shutting off water to the entire house should also be left to a plumber, as the necessary equipment may require a plumber's license.

Home Renovations to Avoid - Haring Realty

Renovating your home can make it more comfortable to live in. In addition, it also can put a little extra money in your pocket when you decide to sell the home. However, our REALTORS® also know that some renovations can leave you less than happy with the finished result. Some can cost more than you expect, and others can detract from the home's value. The following are five home renovations that aren't worth the headaches and costs that they create.

  • Going Against the Grain
Maybe you like Ultra-Modern, or long for something more Tudor. That is not a problem when the rest of the home matches the renovation style you want to incorporate. However, if you try and put an ultra-modern kitchen in a Tudor home, or a Southwestern style living room in a country cottage, the resulting contrast will make the home less appealing to prospective buyers. When considering style, always choose design styles and features that complement and enhance one another.

Problem Driveway - Home Improvement - Haring Realty

It's easy to ignore your driveway... until it needs to be replaced. Driveways are made to last, but when the time comes to replace yours, it's good to know your options.

Whether you're installing a new driveway to add value to your home before selling it or you simply want a less bumpy ride, our REALTORS® are here to help. These are the top driveway materials to consider:

  • Concrete
Concrete has long been one of the most popular driveway options. That's because it's a highly durable surface, and doesn't cost an arm and a leg. An average concrete driveway costs $5 or $6 per square foot, and can last anywhere from 25 to 50 years.

Tips for Improving Walls - Sell a Home - Haring Realty

"You have beautiful walls!" It's not something most homeowners ever hear, if for no other reason that most homeowners don't try to make their walls stand out as part of the room's decor. For those who do put forth a little bit of effort, the results can be stunning. With these seven tips that our REALTORS® recommend, you can create some genuinely wonderful walls in your home that are sure to get noticed.

  1. Patch the Holes
Whether you have taken down a picture or plunged a hammer through the drywall, it's important to patch and repair holes in the wall properly. Small holes can be filled with spackle and painted over with some paint. For larger holes, use a patch kit, allow it to dry, and then repaint the wall.

Roof Replacement - Haring Realty

Though all of us are fortunate to have roofs over our heads, it's easy to forget that these elements of our home won't last forever. While the standard roof should last a few decades if properly installed and maintained, there are a number of issues that can weaken the integrity of your roof faster than you'd believe. Our REALTORS® encourage you to pay attention to these five signs that you might need to replace your roof this summer, especially if you plan on listing your property alongside other Mansfield homes for sale.

  1. Dark Spots on the Roof
While a shingle on your roof may fade or become slightly discolored over time, any large patches of discoloration may be signs of a serious problem. Dark streaks or spots on the roof are typically caused by algae, which causes staining and could make shingles deteriorate, eventually causing leaks. These stains can also harm your curb appeal, even if they aren't actually damaging the roof. A roof that looks like it may be problematic can instantly make buyers assume that there might be mold, leads, or other problems present in the home.

New Landscaping - Homeownership - Haring Realty

On the bright side, we've all found ourselves with more time than ever to focus on getting our lawns and gardens back in shape this spring, and our REALTORS® are happy to offer some ideas on how to get your landscape back in shape.

Spring cleaning isn't just for the inside of your home. Your yard needs it too. After a hard winter, your property is likely littered with leaves, sticks, pine cones and other debris. Before doing anything else it's a good idea to go around with a rake and clean up a bit. This step alone will probably be a major improvement!

Home Office - Haring Realty

When you need to have a home office, you may have to think creatively to transform your space. A functional, attractive home office is easy enough to achieve if you have a spare bedroom, but if you don't, you'll need to be a bit more resourceful.

Our REALTORS® recommend the following 5 ways to add a home office space to your house:

  1. A spare corner
If you don't have a separate room to dedicate to a home office space, a spare corner can be used. Fortunately, this is a very economical option, since all you need are some basics such as a desk, shelves, and storage cabinets. Some artwork and/or paint can help spruce up the space, and if you don't like the idea of facing the wall, simply turn your desk around so it's facing the room. And if you have your choice of which room to put your corner office in, choose one that isn't constantly filled with chatter and other distractions.

Weekend Home Improvement Projects - Haring Realty

Curb appeal is crucial when selling your home. A good first impression not only draws a potential buyer's interest, it may even affect what kind of offer they make on your home. There are lots of little things you can do outside that don't cost much. These improvements can add up to big changes that make your property shine. Our REALTORS® provide a few tips on how to increase your home's curb appeal in just a weekend or two.

  1. Paint the Front Door
While neutral colors are best on interior walls, a colorful front door can attract potential buyers' attention. Go for contrast—red is still one of the most popular colors and will make your house pop. When the paint's completely dry, (give it a day or two) hang a pretty wreath on the door.  If you're feeling particularly ambitious and your garage door or back entrance could use a fresh coat, consider painting them, too. While you're at it, try adding some funky (but easy to read) house numbers so people looking for Mansfield homes for sale can easily find your address.

Winter Listing Photography Tips - Haring Realty

Selling your home in winter depends on how visually appealing and inviting your property looks to a buyer. That initial look will often be your online listing, so it's important that your listing photos make a good first impression on potential buyers. Our REALTORS® want you to get that picture-perfect listing for your winter home photos.

Haring Realty is the only broker around the Mansfield area that employs a professional photographer onsite. This allows us to showcase your home in the best possible light online. All you have to do is get your home prepped for the day of the photoshoot. Here are seven easy steps to get your home photo ready.

  1. Clean, Clean, Clean
An important note not just for photos, but for any listing. Make sure your home is sparkling clean before you list it for sale. From cobwebs in corners to shampooed (or replaced) carpets, make sure you deep clean inside. Don't forget to clean outdoors too, removing leaves from gutters and power washing your siding if weather permits.

  2. Remove Snow and Mow
Unfortunately, Ohio weather can make it difficult to know which action comes first, but make sure you keep up your landscaping and exterior maintenance in winter. Remove snow from sidewalks and doorways. If the snow hasn't arrived, you should make sure your yard is neat and tidy.

  3. Decorate Seasonally
Create a festive look with some tasteful decorations—but don't go overboard. Consider hanging some icicle lights or a holiday wreath. Avoid larger decorations like an inflatable Santa, or other decorations with a specifically religious theme.

  4. Pet-Free
We all love our pets too, but a barking dog or inquisitive cat could put a wrench in your photoshoot. Ask a friend or relative to keep your pets for the day to ensure that we can photograph your home without any distractions.

  5. Include Plants and Greenery
Plants can add much-needed life to listing photography. Make sure you have a selection of indoor plants and some vases of flowers (don't worry, you can buy new or rent if you don't have a green thumb). Outdoors think of your evergreens and trim any wild shrubs or winter blooms.

  6. Winter Doesn't Last All Year
If your summer fire pit is your best feature, don't hesitate to add that to your home listing. While people will want to see your property now, they'll also want to see possibilities for the future. Don't hesitate to add photos from all seasons, showing your home in different colors and stages.

  7. Professional Photo Support
With our professional photographer handling your listing photos, you can sit back and relax. From exterior shots with the best possible lighting to interior shots taken at the best angles, your listing photos will capture what makes your home stand out among Mansfield homes for sale.

Historic Homeownership - Haring Realty

Old homes are filled with charming details and touches that give them a fascinating appeal. Older Mansfield homes for sale conjure images of strong communities and simpler times. Each home is a reflection of the builder's interests and the style of the era. While purchasing an older home can give you a truly distinctive property, it can also come with unique challenges that you can't ignore.

Historic Charm in Every Room

From the intricacies of the crown molding above an ornate fireplace to the antique door handles and solid oak floors, older homes are filled with fine details that will win your heart over. These finishing touches reflect the trends of the time the house was built and may also include trends from periods when the home underwent renovation or the addition of new rooms. In Ohio, it is not uncommon to find a Victorian-era home with Georgian, Spanish, or Mid-Century Modern accents sprinkled in over the years.

Fall Curb Appeal - Haring Realty

Mansfield homes for sale have plenty of potential for great curb appeal. Our REALTORS® know this is a truly essential factor in making sure your home gets sold promptly. The faster a home is sold, the more likely it is that you'll get the price you want. With that in mind, a good first impression benefits you. That's what curb appeal is all about!

Even if your home isn't going to be on the market for a while, there are things you can do in every season to keep your home's curb appeal up. Fall is particularly important. Let's take a closer look at the best things to do for curb appeal in fall:

  1. Wash the Outside of Your Windows
There's more than love in the air in spring and summer – there's also pollen. Airborne irritants from way back during first bloom can settle into a film on your windows that lasts all the way until fall. Bring your home up to date by power-washing the windows.

New Year's Resolutions Home
A new year means a new beginning, and maybe this year is time to try something a little different. Instead of the usual New Year's resolutions we make for ourselves – losing weight, kicking a bad habit – how about making a few resolutions for your house?

With a new year about to begin, now is the perfect time to think about how you want to make your house better in the future. Maybe you want to protect it from the elements, update some features, or finally tackle that DIY project you've been putting off. In any case, these are a few resolutions our REALTORS® recommend considering for your list!

  • Budget for Home Improvements
Tackling DIY projects can be daunting, especially from a financial perspective. A great way to deal with the costs of home improvements is to lay out your budget at the beginning of the year, including a list of what you want to improve, how much it will cost, and how you will set aside the necessary funds. This will prevent overspending, and also give you extra motivation to get the job done.
