Steps to Prepare Home for Showings

Follow These Steps to Get Your Home in Top Shape for Showings

There are a number of things you can do to increase the chances of selling your home quickly and easily. One of the most important is to make sure your home is ready for others to see it. Cleaning and de-cluttering should be on the top of your to-do list. Remember, buyers searching for Mansfield homes for sale will scrutinize every corner of your home. Here are a few tips from our REALTORS® to help you make the best impression possible.

  • De-cluttering
    Start by de-cluttering. This can be hard for some people but think of it in terms of removing distractions so your home shows better. Rooms will look and feel larger and have more natural light. Generally, you'll want to remove about one-third of the items from your home. That doesn't necessarily mean you have to get rid of your belongings, you can always use off-site storage. Start with storage areas like attics, basements, garages, and closets. There's almost always something there you can throw away or donate, and other items can be moved to off-site.

    Next, go room to room and remove anything that isn't vital for everyday functioning. If you have more than one of something or items with the same function, only leave one. Remove personal items and excess décor. You can leave a few to help with staging. You may want to remove some furniture too, especially if it's oversized or bulky.

  • Cleaning
    Once you've de-cluttered, it will be easier to clean. Anything that can be cleaned, should be cleaned thoroughly. Start at the top of the room and move down to lower surfaces to avoid redepositing dirt on something you've already cleaned. Get areas you might miss during your usual routine. Some examples include corners, edges of baseboards or moldings, covers on vents and air returns, window tracks, window sills and ceiling fans. Make sure windows are clean inside and out to let in plenty of light. Clean window treatments and floors. Have your carpets professionally cleaned.

    Walls should be cleaned, but consider painting too. Repainting a neutral color offers wider appeal. A fresh coat of paint also makes a room look cleaner and brighter.

  • Room by room

    Here's a list of specifics to help you de-clutter and clean like you mean it. 

    • Yard, patio, porches, and decks. Put away toys and tools. Clean up yard debris. Clean patio furniture. Paint the door, porch or deck.
    • Kitchen. Clear and clean counters. Put away small appliances. Pack up infrequently used items. Clean inside the refrigerator.
    • Living room. Books and magazines, artwork, knick-knacks, hobby materials, and personal collections should be removed. Only leave what's necessary for staging. Clean windows and window treatments. Remove bulky furniture.
    • Bedrooms. Repaint if necessary. Opt for neutral and simply styled linens. Remove personal items and excess décor. Donate and/or store most of your clothing.
    • Bathrooms. Clean out the medicine cabinet. Hide personal care items and prescriptions. Clean under the sink. Clean and repair grout.
    • Hallways. Remove photos and artwork, tables, and storage pieces to make the area look bigger.
    • Common areas. Pack and put away toys for children and pets. Pack exercise equipment and keep smaller items like hand weights off the floor. Paperwork and mail should be put away.
