Make Counteroffer to Buyer

3 Things to Remember As You Make a Counteroffer

To help you along the way, here are three things to remember as you make a counteroffer to a buyer. 

  1. Unload Emotional Baggage
    Emotional attachments can influence the sale of your home. Develop a selling strategy based on the 'give-and-take' perspective. Decide on what you are willing to negotiate on and what you won't budge on. It's important to understand that potential buyers won't have the same emotional connections as you do.  When considering a counteroffer, make a serious effort to meet the buyer's requests at least halfway. 

  2. Considering the Bigger Picture
    During the negotiation process, you may receive an offer that's lower than the asking price or contains stipulations or egregious expectations that are a no-go on your end. You'll want to consider your ultimate goal - which is selling your home. Your REALTOR® can help guide you in making the best financial and equitable decisions that best suit your needs.

    Once you've decided on the buyer's offer price, it's time to consider the remaining terms of the offer.   These terms should include the proposed closing date, designation of the responsibility of various fees, and any additional contingencies the buyer has requested.

    Your REALTOR® will help you draft a counteroffer for presentation to the potential buyer or the buyer's agent. It's imperative that you thoroughly go over the entire proposal before signing and dating the document. Make sure to retain a copy for your records as well. 

  3. Details, Details, Details
    During this time, you'll want to keep detailed records of the counteroffer process. As a seller, it's important to understand that presenting a counteroffer to the buyers will negate previous agreements made during the closing process.

    In some cases, buyers and sellers can present several counters before finalizing a deal. In these situations, it may be more financially responsible and time-saving to work on counteroffers verbally until you can agree. Once you've reached an agreement, your REALTOR® can draft a final purchase agreement to be presented for the buyer's formal acceptance.
