Fall houseAs the temperatures cool and the scents of pumpkin pie and apple cider linger in the air, serious homebuyers are looking for their next home sweet home. 
 
Thinking about listing your home? Here are a few reasons why fall and winter could be the ideal time to get started:
 
Buyers are out there. Spring and summer are famously lauded as the best time to sell, because that's when most families with children prefer to move. While that may be true, it doesn't mean the market isn't active right now. People buy homes year round.
 
Plenty of purchasers aren't bound by a school schedule: singles ready to leave renting behind, young couples whose toddlers need more room to play, and empty nesters wanting to downsize. Even families with kids may be looking to move this winter—especially when job transfers leave them with no other choice.
 
Don't believe us? According to MLS data, 108 homes sold in Richland County in November 2017. 
 
Winter buyers are serious. Summer markets are certainly busy, but that doesn't mean everyone is there to buy. When the weather is pleasant, it's easy to pop from one open house to the other without any intention of making an offer. But if a buyer is willing to brave the cold to see your home, they're likely more serious about the process than the curious neighbors who pop into your summertime open house.
 
You can show off your home's unique features. Do you have a cozy fireplace that's perfect for chilly evenings? An open layout that's perfect for entertaining during the holidays? Or a great sledding hill in the backyard? The holiday season is one of the most sentimental times of the year, and highlighting the potential for making memories in your home can be a great way to woo winter buyers.
 
It's a seller's market. When there are more homebuyers than there are homes for sale, we have what's called a seller's market. Fewer homes are listed in the fall and winter months, which means buyers have fewer options. This makes the homes that are for sale more desirable, and it could mean a higher sale price on your property.
