Choosing a Floor Plan - Buy a Home - Haring Realty

When looking for a new home, you're faced with plenty of architectural decisions. At the forefront of all the questions buyers must ask themselves is choosing an open-concept floor plan or a more traditional layout. Our REALTORS® are quite familiar with the struggles and want to share some thoughts with you so that you can make the best choice for your needs.

Since Mansfield homes for sale offer both open-concept and traditional floor plans, it's helpful to understand each option before you shop. Open-concept floor plans don't have many walls between rooms, allowing a clear view of all common areas at once. Traditional layouts mean each room has four walls with adjoining doors between rooms. Your taste and circumstances will dictate which option is best for you. 

You probably don't need to hear about the case for open floor plans. They are trendy, airy, and offer the feeling of spaciousness. But are there downsides to them? Are there any good reasons to stick with a more traditional approach? Here are a few things to consider before you make a final decision:

  • Privacy
    With many professionals working from home, issues may arise, such as one party trying to generate excitement on a sales call while another tries to counsel an employee on a sensitive matter. Even if both parties distance themselves sufficiently to create the environment necessary to do their jobs well, they may still find themselves craving personal space. Even strong couples may feel the strain of spending 24 hours a day together if they cannot close a door between them. 

  • Personalized Spaces
    One of the hallmarks of an open floor plan is consistent decor throughout the shared space. That's great if everyone in the house shares similar tastes. But without something that says, "this space is mine," it's easy for one or more family members to feel alienated. Who wants to feel like a guest in their own home? Certainly, with careful decorating, this issue may be overcome. But it will certainly be a challenge. 

  • Variation in Color Palettes
    You've probably noticed a broad expanse of white or another neutral color in all the decorator magazines. That's because too many colors generate a chaotic environment. But a home with limited use of color can quickly become boring. An open floor plan eliminates the interest created when a door between rooms is a transition between colors. It takes some of the rich drama from the decor. 

  • Competing Sounds and Smells
    In an active family, you will often find teenagers listening to loud music in one room while the adults try to watch TV in the other. In one great room, one must compromise with the other. The same holds true with odors. A sandalwood candle in the living room can't cover the smell of cabbage cooking in the kitchen. While open floor plans are supposed to be excellent for entertaining, it's difficult for guests to have a quiet space for conversation while others are dancing in a shared space. 

  • Daily Maintenance
    Let's face it. Life is messy. Dirty dishes in the kitchen sink detract from the lovely buffet you served in the dining area. You may long for the days you could simply close the door when you find yourself washing dishes throughout the dinner party.
