Open House Questions - Buy a Home - Haring Realty

An open house is one of your best opportunities as a buyer to learn more about a home, not just by taking the grand tour. Asking the right questions of the seller's agent during an open house when you're shopping for Galion homes for sale can reveal information you wouldn't have learned otherwise and help give you the facts that you need to decide whether the home is ultimately the right choice for your specific needs. Our REALTORS® have tons of experience with open houses, and we've put together five key questions you'll want to ask at your next open house.

  1. How Long Has the Home Been Listed?
    Finding out how long the home has been listed is a great place to start when chatting with the seller's agent during an open house. If a home has been on the market for a long time without being sold, that may indicate an underlying issue with the home or another reason buyers have been wary of making a bid. However, a seller with a home that's been listed for longer may also be more willing to negotiate to close the deal. Another good question along the same lines is how long the seller's agent has been representing the seller. If the home was listed previously and didn't sell, the seller may have found a new agent before putting it back on the market.

  2. May I See the Disclosure Statement?
    To find out more about the home and perhaps shed more light on why it remains on the market if it has been listed for a long time, consider asking to see the disclosure statement for the home. This statement can reveal plenty of useful information, ranging from the age of the roof on the home to whether there's any lead paint present and much more. The seller's agent will typically have at least a few copies of the statement with them during an open house, or these documents can also be emailed as a PDF if requested.

  3. Are Appliances/Other Key Items Included with the House?
    Having to purchase new appliances or move the ones you currently own adds another layer of complexity to the moving process, which many buyers hope to alleviate by having the appliances already in the home included with the purchase. If you're hoping that the appliances are included, or there's something else in the house that you'd like to be included in the sale, the open house is a great time to get a feel for the seller's position on what will be included.

  4. What Is Your Sale Timeline?
    Naturally, timelines are important in planning ahead and finding out whether the seller may have any extra motivation to close the deal quickly. What you learn about the timeline can be a big help in negotiations and in deciding whether the home is the right fit for you in the first place.

  5. Have You Received Any Offers?
    If a home has received multiple offers, and the agent has permission from the seller to disclose, that will influence the type of offer you'd need to make to get the seller's attention. It's always a good idea to get a feel for how many offers the seller has received to help you plan your next steps.
