
Summer has always been one of the best times to sell your home. The housing market is more competitive, making prices higher and selling times even shorter. Our REALTORS® can help you through the sale—but first, you need to make your home appealing to potential buyers. Here are a few summer staging tips to help you sell quickly.
- Light. The brighter your home, the more inviting it will seem. Keep the curtains and blinds open to let natural sunlight in, and trim any surrounding trees or shrubs that might cast shade. And for rooms that don't get a lot of natural light, ensure there's plenty of artificial light. If a room seems too dim, try bringing in a lamp or replacing the overhead bulb with one of a higher wattage.
- Outdoor Aesthetics. Summer is the perfect time to highlight your outdoor areas. If you have patio furniture, add some throw pillows on the chairs to make them look cozy. Consider a bit of landscaping as well. Adding a few brightly colored flowers in the yard can add curb appeal and make the whole area pop. Also, while your house is on the market, be sure to water your lawn and plants regularly so they stay fresh and vibrant instead of withering in the summer heat. Your yard will be the first thing potential buyers see, so it's essential that it look its best.
- Color. For the most part, neutral hues are best, as they allow potential buyers to project their own personality onto your home instead of seeing yours. But a few splashes of color won't go amiss either to make the house look more interesting and, thus, more enticing. In summer, go with bright pastels; yellow, blue, green, and violet are all good options. Use them as accents, like curtains or throw pillows, so they draw the eye without being too overwhelming or invasive.
- Pool Maintenance. There are plenty of Galion homes for sale, but not all of them have pools. If yours does, it can be a major selling point, especially during hot weather. Make sure the pool looks good, though. Clean it regularly and skim it before people show up to view your home. Keep the surrounding area clean as well, and set up chairs around it, to draw attention to what it can offer potential buyers.
- Refreshments. On hot days, have a pitcher of lemonade and other cold drinks on hand for potential buyers, along with snacks like fresh berries and other summer fruits. This will give them positive feelings about you and your house, which can help entice them to buy. Also, having refreshments means spending more time in your home. The longer they spend there, the more connected they'll feel, and the more likely they'll want to buy.
- Temperature. Just as cool refreshments can create positive feelings, an uncomfortably warm house can foster negative feelings. Turn the A/C on at least half an hour before anyone comes to view the house so it has time to cool completely. If the day is particularly hot, consider turning the thermostat down a couple of degrees lower than you normally would. If you have trouble cooling certain rooms, open a window, turn on a fan, or whatever else it takes to keep hot air out.
