Keep Your Home Cool This Summer - Homeowners | Haring Realty

Ohio weather can be unpredictable, but we're sure to see higher temperatures this summer. Our REALTORS® can help you find the home of your dreams, but paying to keep that home cool can be a burden. How do you stay comfortable without running up massive energy bills? Here are a few tips.

  • Repairs. There are many ways your home might be wasting energy. If it has leaks, such as around windows, near corners and baseboards, or behind outlets and light plates, cooled air can escape, forcing your A/C to work harder and use more energy to keep your home comfortable. If your ductwork leaks, the cooled air can escape before it even reaches you. Have your home checked for leaks and other issues that could be wasting energy. Also, consider adding insulation to keep the cool air in during the summer (and out during the winter).

  • Upgrades. When viewing Bucyrus homes for sale, there are several things to look for with regard to cooling. How old is the system? Air conditioners lose efficiency as they age, so if it's more than 10 years old, replacing it with a more efficient unit may be worthwhile. Also, look at the thermostat. Smart thermostats provide more control over your system to help you stay comfortable with less energy. And if the home has multiple floors, consider a zoning system. Each room has its own thermostat, so everyone stays cool without sending air to areas that don't need it.

  • Maintenance. Have your A/C professionally inspected yearly, ideally in the spring. Your technician will ensure the system runs smoothly and make any necessary adjustments. If the system has any issues, they can address them before they become bigger problems that require expensive repairs. Your annual maintenance visit will keep your system running at peak efficiency and help it last for years to come.

  • Ceiling Fans. Ceiling fans use far less energy than your A/C system, so you can use them to reduce your bills. If you run your ceiling fan and A/C simultaneously, the breeze on your skin makes the air feel cooler than it actually is. This is called the wind chill factor, and it means you can turn your thermostat up about four degrees with no reduction in comfort.

  • Grilling. There's a reason summer is barbecue season. Running your stove and oven will heat the house quickly, so your A/C will need to run longer and use more energy to cool it down again.   • Trees. Another thing to look for in a potential home is trees in the yard. In particular, look for deciduous trees with large, flat leaves like oak, maple, or birch. Those leaves will provide shade in the summer, keeping your home from getting too hot. Then in the fall, the trees will shed those leaves, so in the winter, when the weather turns colder, more sunlight can get in to warm your home naturally.

  • Windows. One of the simplest ways to cool your home is with your windows. When it's cool in the morning, open them to let the cool, fresh air in. Then, before things start heating up in the afternoon, close the curtains or blinds to keep the harsh sunlight out and keep the cool air in as long as possible.
