Preparing Your Property for a Winter Inspection | Haring Realty

Selling a house during the winter has its challenges, but nothing you can't handle with a little forward thinking. Our REALTORS® have plenty of experience selling homes this time of year, so look to them for advice.

  • Maintain Comfortable Temperatures
    Even if you normally lower the heater and throw on a sweater, warm it up when showing it to potential buyers. A warm space is a welcoming space, and you want them to be able to envision themselves in a new living space. If the house is unoccupied, turn on the heat before showing so the house has time to reach a comfortable temperature. If you have a fireplace, a crackling fire is an inviting feature.

  • Keep the Walkways Clear
    Make it easy for potential buyers to access the house. Not only do you want to make it convenient for them, you want them to be safe from falls. A hazard-free walkway is also an attractive walkway, so keep that in mind while you're shoveling snow! If the weather is threatening, add salt or sand to sidewalks to help keep them clear. Buy a new welcome mat to greet them. If you want them to remove their shoes when they come in, let them know and create a place to put them. Provide disposable slippers for their comfort.

  • Break-Up Ice Dams
    While they may be beautiful, these ice formations are safety hazards that can make potential buyers uncomfortable. They also threaten the integrity of the roof, loosening shingles, damaging rain gutters, and destroying insulation. Break them down as soon as possible after they form.

  • Turn on the Lights
    Shorter days mean early darkness, so it could be gloomy outside when potential buyers come after work to see the house. Make sure the entry and drive are well-lit to show the exterior at its best. Even during daylight hours, gray skies limit the sunshine that comes through the windows, so ensure the interior is bright enough to see clearly.

  • Stage the House for Comfort
    The soft blanket you put on the couch to add a pop of color should look like an invitation to snuggle up and get warm. Turn back the covers on the bed, and brew some coffee or heat some cider to add to the cozy, welcoming feeling. You can't go wrong with a plate of freshly baked cookies to make shoppers feel like welcome guests.

  • Add Seasonal Touches
    An abundance of decorations can overwhelm some potential buyers, so make sure they are not over the top. A simple wreath on the front door or potted evergreens on the porch can make the house come to life and contribute to the feeling of home.

  • Beware of External Grime
    Winter weather often brings mud and dirt with it, so be sure to clean the exterior whenever the opportunity arises. Remember that this is the first vision potential buyers have of the house, so try to make a good impression.
